1 – Get Pre-Approved

Your first step! An Abens Realty agent will provide you with several options of local lenders to finance your investment. Getting Pre-approved will help you know your buying power and give you confidence to make an educated decision when looking at properties. Ultimately it improves your position in negotiating an offer!

2 – Property Search

An Abens Realty buyer agent will really get to understand your needs and search the entire MLS (Multiple Listing Service) and beyond to find the best possible properties. We will provide information for you on each property and the current market conditions so you can make the decision for what matches your needs!

3 – Showing Properties – House Hunting!

We will schedule and show all possible properties that fit your needs. Advising you on the advantages and disadvantages of each and teaching you about its features as well as educating you on the process!

4 – Negotiations!

Once you find the right property our job is to negotiate the best terms possible, covering all the details of an offer and getting it in writing! We also make sure all state disclosures and required paperwork are completed correctly to accompany the offer.

5 – Facilitate the Process

We are there every step of the way making sure all contingencies are met and will creatively resolve potential inspection, appraisal and title issues along the way to get the transaction to closing.

6 – Closing

We are at your side at closing making sure things go smoothly. Coordinating dates, finalizing figures, legal paperwork and congratulating you on a successful closing!
